Group One Partners designs Residence Inn Boston Downtown/Seaport

A new 120-suite Residence Inn by Marriott opened in downtown Boston’s Seaport District, inhabiting a six-story classical revival-style 1900s building.

Located at 370 Congress Street, the Residence Inn Boston Downtown/Seaport will operate as a Marriott franchise, owned by an affiliate of Norwich Partners and managed by True North Hotel Group. Group One Partners of Boston served as architect and designer.

Originally developed in 1901 by the Boston Wharf Company as the Stillings Building, the repurposed Residence Inn Boston Downtown/Seaport is walking distance from Boston's Financial District, the Boston Convention and Exhibition Center (BCEC), Seaport World Trade Center, Boston Children’s Museum, Bank of America Pavilion, the Federal Courthouse, Faneuil Hall Marketplace and Quincy Market Colonnade.

The new Residence Inn Boston Downtown/Seaport has brick-walled studio and one-bedroom suites with two flat-screen TVs and 12-foot ceilings. Custom wall wrap photography spotlights local landmarks. Each suite also has a fully-equipped kitchen with a coffeemaker, microwave oven and residential-sized appliances. The rooms includes a work desk, ergonomic chair and complimentary high-speed Internet/wireless access.

The Residence Inn Boston Downtown/Seaport’s complimentary breakfast offers specially made items. Meanwhile, a full-service lounge in the atrium lobby serves as a gathering place when the workday ends.


For the MICE market, a 500-square-foot meeting room with atrium view can be configured to accommodate a full range of business and social events.

The Residence Inn Boston Downtown/Seaport also has complimentary Wi-Fi, a 24-hour onsite food and beverage market, dry cleaning services, a fully equipped fitness room with exterior windows and a business center.

The new Residence Inn Boston Downtown/Seaport integrates dynamic modern décor with the building’s architectural detail. There is a central interior atrium (now extension to the lobby) topped by a hipped roof monitor glass skylight, rising six stories and providing natural light to all floors. The atrium walls have original glazed white brick and new aluminum windows to match the original steel windows. Light steel-framed bridges traverse the atrium, connecting the east and west sides of each floor and adding to the industrial character.

The exterior is noted for its granite trim and brick corbelling, precast and metal façade elements and windows that distinguish the building from others built at the same time. Inside, 120 urban suites, with 12-foot ceilings and brick exterior walls, integrate dynamic modern décor with artistic reminders of the area’s manufacturing legacy.

Residence Inn by Marriott has more than 600 properties in the US, Canada, Europe, the Middle East and Central America.
