CoStar: U.S. hotel performance up in February

U.S. hotel performance showed positive year over year comparisons, according to February 2026 data from CoStar.

February 2026 (percentage change from February 2025):

  • Occupancy: 60.4 percent (+2.3 percent)
  • Average daily rate: $162.58 (+2 percent)
  • Revenue per available room: $98.28 (+4.3 percent)

Top Markets

Among CoStar’s top 25 markets, San Francisco reported the highest increases across the three key performance metrics: occupancy (+17.8 percent to 72.4 percent), ADR (+28.1 percent to $274.69) and RevPAR (+51 percent to $198.99). The market’s performance was helped by Super Bowl LX.

Last year’s Super Bowl host, New Orleans, registered the steepest declines in ADR (-33.7 percent to $204.95) and RevPAR (-35.5 percent to $136.00).

Boston saw the largest drop in occupancy (-7.8 percent to 58 percent).
