U.S. weekly hotel results: May 31-June 6

The U.S. hotel industry reported positive year-over-year comparisons, according to CoStar’s latest data.

For the week of May 31 through June 6 (percentage change from comparable week in 2025):

  • Occupancy: 67.9 percent (+1.3 percent)
  • Average daily rate: $168.43 (+4 percent)
  • Revenue per available room: $114.30 (+5.3 percent)

Top Markets

Among CoStar’s top 25 markets, Philadelphia saw the highest occupancy increase (+9.8 percent to 75.3 percent).

Chicago posted the largest gains in ADR (+14.5 percent to $237.53) and RevPAR (+23.9 percent to $198.21), helped by the U.S. Men’s National Team World Cup send-off match.

Overall, 21 of the top 25 markets saw year-over-year RevPAR growth.

Despite hosting CMA Fest, Nashville reported the steepest RevPAR decline (-7.5 percent to $138.99).
