NexPoint launches $81.6M Hospitality DST offering on pair of hotels

Investment firm NexPoint has launched NexPoint Lodging II DST, a Delaware statutory trust (DST) offering of roughly $81 million for two hotel properties in Connecticut and Florida.

The offering includes the Homewood Suites Hartford South–Glastonbury in Glastonbury, Conn., and the Courtyard by Marriott Bradenton–Sarasota Riverfront in Bradenton, Fla. The Homewood Suites property is an extended-stay hotel serving the Hartford metropolitan area, while the Courtyard by Marriott is a select-service hotel located on the Manatee River in the North Port–Bradenton–Sarasota market.

The portfolio represents Dallas, Texas-based NexPoint's second hospitality-focused DST offering and is available to accredited investors. Both hotels are managed by Dreamscape Hospitality, which oversees more than 30 branded hotels nationwide. The company provides operations, revenue management and asset management services for the portfolio.

The Homewood Suites completed a property-wide renovation in May 2024 that included upgrades to guestrooms, public spaces and amenities. Planned improvements at the Courtyard by Marriott include renovations to guestrooms and common areas.

According to NexPoint, the company has sponsored DST and 1031 exchange offerings for nearly a decade, completing more than $3.2 billion in acquisitions across multiple real estate sectors. NexPoint Lodging II DST is the firm's 34th DST offering.
