AC Hotel Kansas City Downtown opens

The AC Hotel Kansas City (Mo.) Downtown has opened in the historic, 112-year-old Rialto Building following a $73 million renovation. Previously known as the Ozark National Life Insurance Building and United Missouri Bank, the 13-story hotel was renovated by Beechwood Pinnacle Hotels and now has 239 guestrooms and 11 suites. The hotel is co-owned and developed by Beechwood Pinnacle and Hotel Equities serves as the operator. The hotel's general contractor, VCC and architect, Campo Architecture & Interior Design, are co-owners in the hotel.

"We are immensely proud to see the hotel come to life," Chet Patel, chief development officer for Beechwood Pinnacle, said in a statement. "The project represents a significant investment for our partners and us, not only financially but in terms of our shared vision to honor the heritage of this iconic location while delivering a modern experience for guests. It’s incredibly rewarding to see all the planning, effort, and collaboration come together in such a remarkable way, and we believe this property will stand as a lasting testament to the dedication and partnerships that made it possible."

The renovation of the building’s interior beautifully preserves its rich historical character while enhancing modern amenities. Key features include a marble staircase, mosaic tile floors, stone finishes and restored ceiling details. The renovation honors the building’s architectural legacy while incorporating contemporary style.

Exterior elements include the stone base, terra cotta shaft, stone and terra cotta ornament, including Greek keys, lion’s heads, “R” plaques and ram’s heads. Inside, the 22-foot-high ceiling has hand-painted, classical detailing and the lobby has a marble floor and a grand marble staircase.

Designed by New Orleans-based Campo Architecture & Interior Design, the Rialto building combines new and old materials, which lightens the rigidity and formality of the historic interior. Industrial materials such as riveted metal and darkened steel interplay with the refined historic interior marble. Contemporary materials meld with stark metalwork and channeled glass features.

A palette of cool neutrals act evoke the interior’s rich history while stark black metalwork aligns the design with the AC brand’s contemporary edge. Elegant contemporary lighting illuminates the architectural details. The design seeks to balance innovation with sophistication.

A lobby bar features a custom-designed circular shelving system suspended from the ceiling that creates a dynamic visual centerpiece. The hotel also has six event spaces, a state-of-the-art meeting space, an AC Kitchen + Cafe and an AC lounge serving Spanish tapas and craft cocktails. The AC Café features a signature blend by local roaster The Roasterie.

"At Hotel Equities, our focus is always on delivering exceptional service and creating memorable experiences for every guest," said Peter Tziahanas, EVP, operations for Hotel Equities. "With the opening of the AC Hotel Kansas City Downtown, we are proud to bring our operational excellence to this stunning property. Our team, led by General Manager Alison Meeler, is committed to providing the highest level of hospitality, ensuring that every detail—from the guest rooms to the dining experiences—reflects the unique charm and sophistication of the AC brand while exceeding guest expectations."

The hotel includes an art collection, including several large-scale black and white photographs showcasing the architectural beauty of the local area. Captured by Kansas City photographer, Jeremy Walter, each piece focuses on the details of the city’s buildings. The monochromatic palette emphasizes the play of light and shadow.

The AC Hotel Kansas City Downtown, located at 906 Grand Blvd., is located in the heart of Kansas City’s historic Financial District, less than two miles from CPKC Stadium and within walking distance of T-Mobile Center and Kansas City Power & Light District.
