Hunter Advisors brokered the sale of the Hilton Garden Inn Fort Collins, a Hilton-branded, select-service hotel located in Fort Collins, Colo. Other terms and conditions were not disclosed. The transaction was led by SVP Kami Burnette and VP Brian Embree on behalf of the institutional seller.
The Hilton Garden Inn Fort Collins is a 120-room hotel. Originally built in 2007 and renovated in 2023, the four-story property has a comprehensive amenity package, including 2,800-square-feet of meeting space, The Garden Grille & Bar, an indoor pool, fitness center and business center.
Strategically located near major corporate employers and demand drivers, the hotel benefits from proximity to a diverse mix of business, healthcare, and education-based demand. Within one mile of the property are Intel’s design center and Hewlett Packard’s campus. The hotel is also near UCHealth Harmony Campus and Banner Fort Collins Medical Center, as well as Colorado State University, a research institution with more than 33,000 students and a $2.9 billion economic impact.
“This transaction reflects continued investor confidence in well-located, recently renovated assets within markets supported by strong corporate and university demand,” Burnette said in a statement. “The buyer owns several assets in the market making this acquisition a compelling opportunity for long-term value and operational upside.”
The property recently completed a comprehensive renovation in 2023, positioning the hotel for continued growth following completion of the upgrades.
“The Hilton Garden Inn Fort Collins stood out as a high-quality, institutionally branded asset with meaningful upside potential,” said Embree. “Its combination of recent renovations, strong location fundamentals, and flexibility for new ownership made it an attractive opportunity for investors.”
