Swinerton, a commercial general contractor with offices nationwide, will construct on of the first boutique hotels in downtown Roswell, Ga. The developer, a joint venture of DSM Real Estate Partners and Garage Cap, selected the firm’s Atlanta division as general contractor for the Chambray Hotel, a new, five-story property located at the intersection of Alpharetta Highway and Frasier Street.
Ranked among the top 10 in Building Design + Construction’s 2023 Giants 400 Report, Swinerton is one of the nation’s largest hotel and resort contractors and construction management firms.
“Not only are we known for delivering high-quality spaces, but our team of hospitality builders has ample experience in complex environments like the Chambray Hotel that requires well-timed logistics, especially with tight site conditions, as the site is surrounded on all four sides by streets or occupied buildings,” Roya Vermillion, Preconstruction Executive, Swinerton’s Atlanta Division said in a statement.
Located immediately north of the Southern Post by Armada Hoffler Properties, the Chambray Hotel will have 125 rooms. Swinerton’s scope includes ground-up construction as well as the design-build of the mechanical/electrical/plumbing/fire safety systems. The structure is slated to be steel and masonry with hollow core precast floor decks. Leveraging innovative technology, the construction team plans to use OpenSpace, a 3-D modeling technology that collects data via helmet devices during walk-throughs to deliver exact models of the space for documentation, reference and planning purposes.
The City of Roswell's Master Plan outlines the community's desire for a sustainable and thriving downtown that protects its historic character and resources. The Chambray Hotel aligns with the neighborhood’s boutique character while providing vital accommodations for visitors. In addition to luxury guest rooms, the hotel features multiple dining options including a ground-floor restaurant and a rooftop eatery. Additional amenities include 1,300 square feet of flexible and meeting space, a fitness center, a 24-hour market and valet service. Located in the City’s Historic District, the design draws inspiration from the area’s mill vernacular while incorporating contemporary details, all complemented by artwork from local artists and artisans.
“This development also allows us to expand our self-perform offerings to a new area, which will inevitably result in cost and time savings for the client,” Derek Mosiman, vice president and division manager, Swinerton’s Atlanta division, said in a statement. “We are thrilled to be involved in such a pivotal project that brings much-needed hospitality amenities to the popular Downtown Roswell neighborhood.”
The target start date is May, with an estimated 19 month timeline for completion.
