1 Hotels is set to enter the Austin market this summer with a new Texas property that will occupy a portion of the 74-story Waterline development.
The 252-room 1 Hotel Austin, which will include 60 suites, is part of a mixed-use project being developed by Dallas-based Lincoln Property Company and San Antonio-based Kairoi Residential. Kohn Pedersen Fox designed the tower, with HKS Architects as architect of record. Interiors are by Studio MAI in collaboration with Miami-based Starwood Hotels—which will operate the hotel—and landscape design is led by TBG Partners.
“I’ve long admired Austin for its creative energy and entrepreneurial spirit,” Barry Sternlicht, founder of 1 Hotels and chairman of Starwood Hotels, said in a statement. “Even as the city continues to grow and evolve, it has managed to balance progress with preservation. That idea of building thoughtfully and living consciously is at the core of 1 Hotels.”
“The goal was to create a hotel that feels connected to its surroundings in the center of the city. From the guestrooms and wellness floor to the rooftop and public areas, the spaces are intuitive and restorative,” added Raul Leal, CEO of Starwood Hotels.
Design elements look to draw on regional residential typologies, with an emphasis on natural materials and indoor-outdoor connections. The tower’s form follows the curve of Waller Creek and incorporates planted terraces and balconies. Public spaces include a lobby with floor-to-ceiling windows and communal seating areas. Guestrooms feature large windows with views of the skyline and surrounding waterways.
Food-and-beverage venues include Alteño Austin, led by Johnny Curiel, whose Denver restaurant Alma Fonda Fina has received a Michelin star. A rooftop restaurant and lounge, watr, will offer a Japanese-influenced menu; while Neighbors will operate as a café and wine bar with street access.
The property will include more than 10,000 square feet of meeting and event space, as well as a dedicated wellness floor with a fitness center, yoga studio and a location of Bamford Wellness Spa developed with Carole Bamford.
The hotel is pursuing LEED Gold certification. Sustainability initiatives include waste reduction programs and in-room features designed to limit single-use plastics.
