Spring break boosts U.S. hotel performance in March

Lifted by spring break travel, the U.S. hotel industry reported elevated performance with better indexed comparisons against 2019, according to March 2022 data from STR. 

March (percentage change from March 2019):

  • Occupancy: 64 percent (-6.2 percent)
  • Average daily rate: $146.61 (+10.9 percent)
  • Revenue per available room: $93.82 (+4 percent)

In comparison, February's numbers (compared to February 2019) were: 

  • Occupancy: 56.9 percent (-8.2 percent)
  • ADR: $137.39 (+6.8 percent)
  • RevPAR: $78.24 (-1.9 percent)

The country’s occupancy and RevPAR levels were the highest since last July. On a nominal basis, the country’s ADR level was the highest for any month on record. When adjusted for inflation, the March ADR level was roughly 2 percent below the 2019 comparable.

Top Markets

Among STR's top 25 markets, Tampa, Fla., reported the highest occupancy level (84.7 percent), which was still down 3.6 percent from the market’s 2019 benchmark. None of the top 25 markets saw an occupancy increase over 2019.

Markets with the lowest occupancy for the month included Minneapolis (50.1 percent) and Chicago (54.5 percent). San Francisco/San Mateo reported the steepest decline in occupancy when compared with 2019 (-23.4 percent).

Overall, the top 25 markets showed higher occupancy and ADR than all other markets.
